01 Do we already need to own property in the UK to benefit from your services?

No. We also service Clients that wish to take advantage of the strong shekel and acquire  properties at better exchange rate-prices in the U.K.

02 What yields can we achieve in UK as compared to Israel?

It depends on the sector you wish to invest in and where you are positioned on the 'Risk Curve'. By that we mean, how much risk you want to take? It may well be, that being located at a distance away from the target destination, you may want to play it safer. Yields in England are generally higher and vary from 4.25% - top quality London Assets, up to 7% for good quality investments. They can go even higher if you take on more risk, voids and development work etc.

03 I have a portfolio in the UK But it's already managed by a number of local agencies. How can you help me?

To be clear; we are not managing agents. We are positioned between the agency teams on the ground and yourselves.  We act in a Concierge style, and simplify and organise the service you currently receive. Put simply, we will handle the agents for you. We will review their work, ensure you are receiving exemplary service from us and them, and often may even advise a change of managing agent if we feel the need.

04 We have done Aliya recently, and have been thinking of disposing of our portfolio in England. Can you do this for us? Can you advise whether we should keep parts of it and not others?

Very good question. Firstly, Mazal Tov on your Aliya! Secondly, it is our job to ascertain which, if any, assets you may wish to retain, and explain and hopefully agree with you, as to why. This means, it is essential to ensure that if you make a decision to dispose of an asset, you do so because its core elements are not working for you, and not just for example, because it is giving you less return. Then we will instruct chosen Sales agencies, and review the remaining properties to ensure they are perfect for your needs post Aliya.

05 I live in London and have had a property business for the last twenty years. We have often spoken about making Aliya but hesitated when considering the future of our business. Can we consult you regarding how we can proceed, if at all?

Absolutely. We are here to aid those clients that wish to retain valued property interests in the UK, and want to relocate to Israel. We will step in and ensure that the property side of their business runs smoothly and is running efficiently during their transition to Israel. Post your move, we are of course there to continue with our standard, 'concierge style' service.

06 I have two flats in Manchester which brings us income in Sterling. Can you take over management and deal with service charges, voids etc?

Sorry, we are not managing agents and would have to decline the instruction.

07 We are a corporate client, serviced by CBRE, one of the largest Real Estate Advisors in the world, based in London. Why do we need you?

We are not managing agents. Large managing agents are still managing agents. In fact, being serviced by companies the size of that you mentioned, can actually cause its own unique set of problems. What we offer you is an exclusive Concierge Boutique and Personal service specifically to you - yourself, sitting between you and your agents. Very often with larger company style service, an element of efficiency and service gets lost. With us, that will not happen. We will ensure the Agents carry out their instructions, respect your requests, hit deadlines, and ensure that you come across to them as a Client that they want to retain. We also have a wealth of experience at companies such as those referred to, and, through our network, can add a lot to how their service reaches you.

08 We live in Raanana, Tel-Aviv area. Will you arrange to meet me here?

Initial consultations are usually held here in Beit Shemesh. Once instructed, we service clients in person either at their homes/offices or, if they prefer, here in Beit Shemesh.
